90%+ of all properties fall under this pricing structure. Rural, remote, and custom homes can carry higher fees.

- $400 - Desktop Appraisal
- $475 - Drive-By Appraisal
- $525 - Standard Appraisal
- $575 - Mortgage Form Appraisal
- $650 - Small Income / 2-4 Unit Property Appraisal
- $50 - Living area measure/certification. Fee reflects the cost when accompanying
an appraisal order. Fee is variable depending on size and shape of the
living area.
- $125 - Measuring of living area without an appraisal (variable
depending on size and shape of the living area, the location of the
property, and the timing of the measure)
- $200 - One day rush fee (when available)
- $100 - More than one client in legal matters and/or disputes, such
as divorce and litigation matters. The appraisal fee is higher in these
situations because there is double the liability and usually there is
additional time necessary for overhead items, such as scheduling the
appraisal inspection and billing.
How the Appraisal Fees are Determined
Appraisal fees are based on 3 criteria:
- Complexity of the appraisal: This refers to how similar the property is to properties that have recently sold nearby.
- Time to complete the appraisal: This primarily refers to factors such as travel time and document review
- Liability associated with an appraisal: This refers to the level of responsibility
assumed in preparing the appraisal. For example, there is greater financial responsibility when accepting an appraisal of a $20 million dollar home compared to a $20,000 one, or there may be double the liability when the client includes more than one entity.
$400 - Desktop Appraisal
A Desktop Appraisal is a market value appraisal completed from our office and we never view the property being appraised, the comparable properties, or the neighborhood specifically for the appraisal, although we likely have been there previously. We use a multitude of Internet-based resources and any descriptions and/or photographs that you provide in our appraisal. At a minimum, this appraisal is as reliable as an Exterior / Drive-By Appraisal and can be as accurate as the Standard Appraisal with sufficient property description and/or photographs.

$475 - Exterior Only / Drive-By Appraisal
An Exterior / Drive-By Appraisal is an appraisal where the extent of the appraiser's data for a property is based on an inspection from the exterior-front of the property and any other data available to the appraiser, such as public record, the local multiple listing service, or the client themselves. This appraisal is usually equal in reliability to a
Desktop Appraisal but satisfies the requirement of the appraiser seeing the property personally, when required.

The Standard Appraisal is the most common type of appraisal. It is completed using first-hand information gathered by the appraiser and produces the most defensible appraisal that is also the most reliably accurate.

A Mortgage Form Appraisal uses the same appraisal forms that a mortgage lender would order and includes an interior and exterior inspection of the property. The appraisal is the most comprehensive in its presentation and should be considered anytime there is the potential for the need to meet mortgage lender rules and regulations.
